1978 Volkswagen Bus/Vanagon

I really want to keep it, maybe later when i get time i will work on it, but just recently my wife have diagnosi with breast cancer, we are poor and need sale it to rise money .
1978 vw t2 bus for sale, ODMeter shows 87000 mile, that's when i take the car to shop and get engine swapped, i bought the car for $3500, and get new engine installed spend about $4000 for it, overall i spend about $8000 for this bus,
so please make me a reasonable offer, please please do not take advantage of me,
The good,
it runs, clear title, current sticker, all seats there, all lights working, wipers works,
New manufactured engine with warranty, cost me about $4000 to get it done,
all door is working,but all the locks need replace,
the BAD
, there rust, and in the rear passager side the battery tray have about 5-6 rust hole need new metal see the picture,
the ugly
the ac unit is take out, and its inside the car, its have alot small rusty holes, need soilder works, windshield need replace, spare tir need replace,
what you got is the bus, sheet metal for the battery try and the hole, and a pair tail lights sets,
